Develop portfolio and property strategies to maximize performance - Native level Japanese - 5+ yrs experience

    Responsibilities:
  • Perform asset management of acquired properties
  • >Develop portfolio and property strategies to maximize performance
  • >Direct and control operations to implement strategies
  • >Oversee leasing function and vendor selection, lease negotiations and lease execution
  • >Negotiate with tenants & other 3rd parties as appropriate
  • >Ensure compliance with internal and external (e.g. lender) requirements
  • >Perform quarterly asset reviews, valuations and hold/sell analyses
  • >Review monthly and annual operational and financial performance
  • >Direct and oversee property manager and other vendor performance
  • >Perform asset risk assessments and propose mitigation strategies
  • >Ensure operations comply with the company’s Asset Management policy and procedure
  • Review and critically comment on due diligence performed by Acquisitions team
  • >Ensure identified risks are mitigated and monitored
  • >Review existing and proposed leases, leasing assumptions in pro forma cash flows, and market conditions of proposed acquisitions
  • Develop and implement disposition strategies to maximize exit value, including vendor selection and oversight
  • Meeting with and reporting to clients as necessary
  • Direct and supervise Asset Management analysts and associates
  • Coordinate/support production of Investor reporting
  • Assist in preparation of closing documentation and filing
  • Other assignments as requested

    Requirements:
  • Bachelor`s degree
  • At least 5 years Japanese market real estate experience
  • Experience in (retail, industrial, office, development) property types desirable
  • Strong interpersonal skills with an ability to interact with external and internal clients, excellent written communication skills
  • Japanese native speaker required with good conversational English ability preferred
  • Must be independent worker, well-organized and team player
